About the building

Malmo Office Tower is a class A office building designed on NZEB (nearly zero-energy building) principles — an approach to design and energy performance rather than a certification we claim. The building runs on a Building Management System (BMS) and is equipped with Daikin VRV air conditioning, LED lighting, two Schindler elevators with a destination control system, and access control in the lobby, at the elevators and at the entrance to each floor.

Tenants have 24/7 access to the building, a reception and visitor waiting area on the ground floor, a kitchenette on every level and professionally maintained common areas. Security and video monitoring run around the clock, and the building has smoke and heat detection, an alarm system and a backup generator for emergencies. Office space can be arranged as open space, as separate partitioned offices or as a mixed layout; the 3.00 m floor height leaves room for partitioning and technical ceilings. A terrace is available to tenants for private or corporate events.

Location

The building is at Bulevardul Știrbei Vodă 30 in Craiova, roughly five minutes from the city centre. Romanescu Park and the Sala Polivalentă arena are close by, and the boulevard position means straightforward car access and good public transport connections — useful both for employees commuting from different parts of the city and for partners or clients visiting your office for the first time.

Rates and lease terms

The published rate has two separate components: a base rent of €10 per sq m per month and a service charge of €4 per sq m per month. VAT is added to both. The service charge covers the building's utilities and services — cleaning of the common areas, security and monitoring, technical maintenance and building administration. Internet access and cleaning inside your own office are contracted separately.

The final offer depends on the leased area, the configuration you choose and the length of the lease, so it is issued on request together with a proposal for a suitable space. The lease agreement covers the term, the guarantee, the indexation mechanism, the condition in which the space is handed over and whether the address is also used as your company's registered office.

How leasing works

The process follows six steps, so that both sides know what comes next:

Request. You send us the area you need, the size of your team, any important technical requirements and your estimated move-in period.
Viewing. We arrange a visit at a convenient time so you can see the space, the common areas, the reception and the views. Viewings are scheduled in advance.
Space proposal and configuration. After the viewing you receive a concrete proposal: the space that fits your team, the partitioning option and the estimated monthly cost, with rent and service charge shown separately.
Contract. The term, guarantee, indexation, hand-over condition and any use of the address as a registered office are agreed and set out in the lease.
Fit-out. The space is prepared according to the agreed configuration. The timeline depends on the complexity of the works and the options chosen, so deadlines are agreed case by case.
Move-in. Access is handed over, your team is briefed on the building rules and work starts in the new office.
